Our standard home inspection fees are based on the square footage and age of the home/dwelling. Other specific home inspection services are listed and priced below.

Home Inspection - Standard

Inspection of the major systems and significant components of a previously occupied house, townhouse or condo (aka home) for the potential buyer, usually part of a real estate transaction. The time allotted to complete a home inspection can range from 2 to 4 hours depending on the size and age of the property to be inspected. The home inspection fee is based on the size of the heated/cooled square feet of the property to be inspected. Home inspection of a property 10 years old or older, short sale, "as is" or foreclosure properties, depending on condition, is subject to an additional $100/1500 sf fee surcharge in addition to the standard home inspection fee in the table below.  

Home inspection of a property 25 years old or older, depending on condition, is subject to an additional $150/1500 sf surcharge in addition to the standard home inspection fee in the table below.

Home inspection of a property 40 years old or older, depending on condition, is subject to an additional $200/1500 sf surcharge in addition to the standard home inspection fee in the table below.

Home Inspection Standard age less than 10 years, New Construction at Completed Stage and Builder Warranty Documentation

Inspection of the major systems and significant components of a new construction house, townhouse or condo (aka home) at completed stage normally for the buyer. The time allotted to complete a home inspection can range from 2 ½ to 4 hours depending on the size of the property to be inspected. The home inspection fee is based on the size of the heated/cooled square feet of the property to be inspected. See the Standard Pricing Table below for the current prices for new construction properties at final completed stage.

Home Inspection - New Construction at Pre-Drywall Stage

Inspection of the major systems and house components of a new construction house, townhouse or condo (aka home) at pre-drywall stage: structural framing, foundation, roof, exterior grade, rough in electrical & plumbing. The time allotted to complete a pre-drywall home inspection normally ranges from 1 to 2 hours depending on the size of the property to be inspected and any specific issues the client requests, which require additional pictures and documentation for follow up with the builder.

Home Re-inspection of Specific Items from a previous Home Inspection by TriMark

Re-inspection of specific areas from a previous home inspection requested by the client.   A re-inspection by TriMark is not a guarantee or warranty of repair work performed.   It is recommended the client obtain written receipts of any repair work from the contractor that completed the repairs for their warranty.  Re-inspections by TriMark are limited to our visual observations to only those items requested by client from previous inspection.  A re-inspection is by the hour with a 2 hour minimum fee of $200.   Each hour or part after two hours add an additional $75/hour.

Home Inspection - Builder Warranty Documentation

Home inspection of the major systems and house components of a less than one year old house, townhouse or condo (aka home) for the owner. This home inspection is normally used to document warranty issues to the builder before the 12 month anniversary date. The time allotted to complete a warranty home inspection can range from 2 ½ to 4 hours depending on the size of the property to be inspected. We do not operate built in appliances since they are in use by occupant. The home inspection fee is based on the size of the heated/cooled square feet of the property to be inspected. Home Re-inspection of Previously Inspected Home by TriMark for Builder Warranty Documentation

This service is offered only to clients for whom TriMark has previously completed a final new construction home inspection on that house. A warranty re-inspection is a partial home inspection of the specific items identified in the original TriMark inspection. Additionally we re-inspect the roof, exterior, attic, crawlspace (if applicable), visual of HVAC systems, visual for plumbing leaks, electrical distribution panel and electrical GFCI branch circuits if accessible. Interior items such as appliances, windows, doors, walls, electrical fixtures, electrical receptacles etc. are not operated/checked.  The occupant of the house will need to identify any interior problems and we will check/document any issues revealed of the interior. The home inspection fee is based on the size of the heated/cooled square feet of the property to be inspected and the fee is 70% of the current Pricing Table for Standard and New Construction Home Inspection Service above. Warranty re-inspections usually take approximately 2 hours to complete.

Radon Test with Continuous Monitor

$150 —Active testing devices require power to function.  Active radon detectors such as continuous radon monitors and continuous working level monitors require operation by trained, state-certified testers. They work by continuously measuring and recording the amount of radon or its decay products in the air of the home.  Many of these devices provide a report of this information which can reveal any unusual or abnormal swings in the radon level during the test period. This service can be selected during the appointment request process. The results of a Continuous Radon test are received within a day or two of the completion of the test.
